Building design

We work with you from conceptual design through to the production of construction drawings so you are ready for engineering and construction. Construction drawings can include foundation and floor plan(s), elevations, cross-section(s), roof plans, details, and a site layout for your local building department and construction team. Depending on your project, drawings may be required by your municipality for a building permit. Each municipality has different requirements, codes, and restrictions which we can work with aligning the drawings to their specifications.

rendering

MODLUX INTERIORS INC now offers rendering services. Using the rendering software Lumion, we can take building plans, or create original conceptual designs, to produce images and/or walk-through videos that provide an idea of what your project could look like. This is a detailed process which takes time to curate but can be a very helpful tool to visualize your space with building elements and materials included.

We can also add realistic sun path studies to see how light will move through a space at different times of the year for your project location.

Having rendered videos or images can be incredibly valuable when presenting to clients, municipalities, contractors or developers.

OUR PROCESS

~INITIAL CONSULTation~

The design process begins with us connecting and discussing your project at our initial meeting. This meeting is vital as it allows us to pull together the information required to provide you with a project proposal. It is also a great opportunity for us to get to know each other as we will be working closely with you on your project. The proposal will include a breakdown of MODLUX INTERIORS INC's specific services and the estimated contract fees for your project.

~ pre-design ~

Once you have us on board with your project, we now have to prepare appropriately for your design. A renovation project requires that we visit your space, take measurements, and reference photographs. Having accurate drawings of your existing space is essential in the design process. While on-site, we upload the information we collect into our CAD software and start building the 3D model.

~ schematic design ~

After compiling all of the information about your existing space, we will start working on the schematic design. The schematic design phase is all about starting to take ideas and 'put them to paper'. The goal of this phase is to resolve the space planning. We will explore what works, and what rooms should be placed beside each other so shape and layout begin to take form.

~ design development ~

Now that we have clear direction and the major spaces are outlined, we can start to work on refining some of the finer details of your design. At the design development stage we work with the 3D model from interior-to-exterior/ exterior-to-interior to ensure compatibility for all aspects of the design including; exterior siding transitions, door and window sizes/locations, egress and accessibility.

~ 3d rendering ~

If your proposal includes a 3D rendering, this is where you will see your design come to life! We take your 3D model from Vectorworks Architect and import it into our rendering software, Lumion, to produce a number of images and/or a walk-through video that provides an idea of what your space is going to look like. This is a detailed process which takes time to curate and is a helpful tool to visualize your space with the architecture and materials you have selected.

~ construction documents~

Your construction documents will include a full set of drawings with all of the necessary information required to undertake construction. Having a construction document set will be helpful in engaging a contractor or builder if you do not already have one. It can also help in cost estimation. We would be happy to pass along referrals to the many reputable contractors we have worked with.

~ project wrap-up ~

As your design project comes to a close you can expect to receive the final design files via email. You will also receive a final invoice with any outstanding fees. We may schedule photography and/or videography of your project to document our design work for our portfolio and share the success of your project on our social media accounts. Though your project is finished, we would love to touch base and see how the space is working for you!

~ FURNITURE & DECOR ~

We also offer full-service interior decorating. We will curate a furniture and decor package to enhance your newly designed space. Based on your budget and needs, our knowledgeable team is here to assist with sourcing and purchasing. We will also work with existing furniture or personal pieces you would like to keep to ensure a cohesive design.

~ CONSTRUCTION administration ~

Even though the design portion of the project has been completed, your project is really just getting underway! Now it’s time to engage a contractor, submit plans, get an approved building permit, and begin construction. During construction, you or your builder may require additional information or design advice from us. We are available and more than happy to contract out on a consult basis to help the construction phase to move smoothly.

SOFTWARE

Vectorworks is the CAD software we use to build our 3D model and create our project drawings. We can create and input all of the information for the project required by the municipality, consultants, and construction team to create a detailed construction drawing set. Vectorworks Architect allows us the flexibility to design anything we can imagine. 

Lumion is the software we use to help tell the visual story of our designs.  We can emulate the textures of your building materials or depict the elegance of a glass facade. Render the serene atmosphere of a lazy Sunday morning or the buzz of a Saturday night in the city. Create sun studies based on your geographical location. Seeing your design in a real-life context helps heighten confidence and inform the decision-making process. We can create 3D images as well as walk-through videos of your space.
